Our repairs responsibilities
We have to keep our dwellings in a good state of repair. We are responsible for repairing:
- The structure and exterior of your home
- External decorations
- The services (gas, electricity, water) and sanitation (toilets, baths, sinks)
- Installations for space and water heating
- Communal areas
Awaab’s Law came into effect on Monday 27 October 2025
What is Awaab’s Law?
Awaab’s Law is a new legal requirement that applies to social housing landlords like us. It’s named after Awaab Ishak and aims to ensure your home is safe and free from serious hazards such as damp, mould or other risks to your health.
What does it mean for you?
When you report damp or mould, here’s what will happen:
- We will investigate any emergency hazard (for example, a serious safety or health risk) within 24 hours of being told.
- Investigate a significant damp or mould hazard within 10 working days of your report.
- If the hazard is confirmed as a serious risk, we will start making the home safe within 5 working days.
- Provide you with a written summary of their findings within 3 working days of the investigation finishing.
- If your home cannot be made safe within the required timescale, we will offer you alternative, suitable accommodation while the work is done.
What will happen in future?
- In 2026, Awaab’s Law will expand to cover additional hazards like extreme cold or heat, structural faults, fire or electrical risks.
- By 2027, all remaining serious hazards under the Housing Health and Safety Rating System (HHSRS) will be covered (except overcrowding).
What you should do:
- If you spot a problem in your home (especially mould, damp, leaks or safety issues) report it immediately to your landlord.
- Keep a record of your report (email, phone call, online repairs form).
- If we do not respond within the timescales set, you have the right to complain formally, and you may have further action rights.
- Let us in so we can carry out inspections or repairs. If you need help (for example, alternative formats or support with access), speak to your Housing Officer.

You deserve a safe, healthy and decent place to live. Awaab’s Law strengthens tenant protections and makes sure we as a landlord act quickly and transparently when serious hazards arise. It gives you greater confidence that your home is treated with the urgency it deserves.

Please be ready to give the following information:
- Your name, address and best contact number
- Whether you are reporting a new repair or enquiring about an existing one.
- As much detail about the repair as possible.
- We may ask if there are any health issues we need to consider for anyone living in the home.
- When access to the property is available.
