The Kings Hill Masterplan and Design Code Supplementary Planning Document (SPD) is intended to provide supplementary planning guidance to relevant policies in the adopted Warwick District Council Local Plan (2011-2029). This includes Policy DS15 - Comprehensive Development of Strategic Sites - which states that proposals relating to allocated strategic sites like H43 Kings Hill (with a capacity of approximately 4,000 dwellings) will be approved where they represent a comprehensive development scheme for the whole site. Policy DS15 outlines that a comprehensive development scheme is required for the entirety of the H43 allocation, either through a Development Brief or a Layout and Design Statement as approved by the Local Authority. The Development Brief or Layout and Design Statement should address the criteria in Policy BE2 - Developing Significant Housing Sites.

The production of the Kings Hill Masterplan and Design Code SPD will help meet the requirements of the policy, and also set a delivery vision for the wider allocation to ensure the comprehensive delivery of infrastructure and cohesive design across the various development parcels.

The draft SPD is now subject to public consultation for six weeks commencing 13th February 2026 and ending 27th March 2026.
