Private Sector Housing Team

The Private Sector Housing Team are responsible for ensuring good housing standards and property management in Warwick District. We do this to protect public health and quality of life. We recognise that letting out property is a business and we want the local economy to thrive. That is why if we have to take enforcement action we are committed to providing a fair and transparent service.

Good communication

When we work with you can expect our officers to:

  • Be courteous and polite
  • To give you their name and contact details
  • To ensure you are kept informed of progress on outstanding issues

Helping you to get it right

It is important that you feel able to come to us for free advice when you need it. We have a dedicated Landlord Liaison Officer available to help you. We will:

  • Ensure clear guidance is available to help you meet legal requirements
  • Provide advice that can be relied upon
  • Confirm advice in writing if you request it
  • Make clear what is a legal requirement and what is best practice

Visiting your property

We may inspect your property to complete advisory visits, HMO inspections and complaint investigations. When we visit we will:

  • Explain the purpose of the visit
  • Carry an identification card
  • Be discreet when carrying out our duties
  • Assess the property for any hazards using the Housing Health and Safety Rating System (HHSRS)

When problems are identified

Where landlords have failed to meet legal requirements we will act in accordance with our enforcement policy. Where we require you to address a problem we will:

  • Clearly explain the nature of the non-compliance and how to remedy it
  • Advise you if we are considering enforcement action
  • Take action that is proportionate
  • Set timescales for work that is based on the risk to occupiers and visitors
  • Explain how to appeal against formal enforcement action
  • Keep in touch with you until the matter is resolved

We will clearly explain the services that we offer, including details of any fees and charges that apply.

Complaints and compliments

We value your input to help ensure our service is meeting your needs. We are always willing to discuss the reasons why we have acted in a particular way. If you wish to discuss a complaint please contact the Private Sector Housing Manager. We manage complaints in line with the Councils Corporate Complaints Policy.
