Local land searches

A local search reveals any restriction on a particular piece of land to limit the use to which the land may be put or to secure payment of a sum of money and is binding on successive owners or occupiers of the land.

The search is made up of two parts; The LLC1 and the CON29. The LLC1 relates to all subsisting local land charges e.g. planning applications from 1974, tree preservation orders, listed buildings, conservation areas, smoke control orders etc and the CON29 form answers standard questions on planning and building regulations, highways, environmental health and private sector housing matters.

In addition The CON29O form covers 19 optional enquiries including, for example, public paths and byways, food safety notices, common land.

A local search is carried out through the departments of the local authority and is backed up by original source documents and the Local Land Charges Register which is regularly updated. The value of having a fully authenticated accurate search cannot be underestimated.

Fees

  • CON29 Official Search: £130 (£156 including VAT)
  • CON29O search: £16 per question (£19.20 including VAT) (including Q.22 only as part of a Full Local Search).  Please note that, from 1st April 2022, Warwick District Council Local Land Charges will no longer be charging for CON29 optional question 4.
  • Additional Questions: £32 (£38.40 including VAT)
  • Additional areas of land: £14 (£16.80 including VAT)

Individual requests for Q.22 on its own will need to be submitted to Warwickshire County Council direct.

Requests for EIR information

Requests for environmental information which do not fall into the above categories will be handled under charging provisions enabled under Regulation 8 of the Environmental Information Regulations 2004.

Information will be identified, retrieved and prepared for disclosure at a rate of £25.00 per hour for staff time taken.  Please email the Council's Information Governance team at information@warwickdc.gov.uk.

When sending the request, please include the property address and a site location plan with the boundary outlined in red.

How to submit a search

Local search request forms are normally provided by the solicitor dealing with your conveyancing. However if you require Land Charges forms (CON29 or CON29O) these can be obtained from national suppliers such as Shaw and Sons Limited, or Oyez Straker.

Please send the appropriate forms together with

  • An accurate full postal address
  • An A4 location plan with the site outlined in red
  • The correct fee.  Payment can be made online or by BACS.  If you wish to pay by BACS, please email land.charges@warwickdc.gov.uk.
  • An email address to which we will return your search results

Alternatively you may submit an electronic search request via the National Land Information Service Hub (NLIS). If you wish to use this service you will need to make arrangements with an NLIS Channel Provider for the submission of your searches. We also accept and return searches online via the TM Search Hub.

Under The Local Authorities (England) (Charges for Property Searches) Regulations 2008 the Council must now publish certain information after the end of the financial year. This must be approved by the Section 151 Officer. The Council has published this information on the internet

Viewing planning documents

All documents for planning applications since 2000 are available to view online. Basic details for applications between 1974 and 2000 are available online, with all documents available on microfiche. All details and documents for applications prior to 1974 are on microfiche. Microfiche records can be viewed by appointment at the Council's offices. Please call 01926 456536 to book an appointment.
