We are pleased to announce that conditional contracts been exchanged for the sale of its Riverside House and surrounding land to public body Homes England.

Homes England, a government agency which specialises in the sustainable redevelopment of complex sites, is now seeking the views of local residents, on their plans for residential development and also the creation of a new riverside park.

In accordance with the site development brief set by the District Council in 2021, any housing created by Homes England will need to meet the our policy criteria on affordability, and the soon-to-be adopted regulation for all new developments in the district to be net-zero carbon.

Update on the site work at Riverside House

Work is being carried out by Homes England ahead of submitting their planning application.

From Monday 8 January 2024 for up to 3 weeks, site work will include:

  • Clearance of some vegetation
  • Drilling at various points across the site
  • Some disruption, but this will be kept to a minimum

Update - 26 January 2024

Site work at Riverside House

Site investigation work being carried out by Homes England has been delayed as a result of some slow drilling progress and a rig breakdown. This means that the work has taken an extra week and should be completed by the end of next week.

Update – 9 January 2024

Homes England have commissioned Tetra Tech to undertake intrusive ground investigations at Riverside House, Leamington Spa. The purpose of this work is to understand the ground composition and to check for any land contamination.

The findings will indicate if there are any measures to be taken through design or remediation that may be required for the future development and inform Homes England’s future planning application.

In order to carry out this work, the contractor needed to undertake vegetation clearance for access and safety. The clearance work is now complete, and the on-site investigation can now begin.
