The Party Wall Act 1996

Various developments that are carried out can affect buildings or land belonging to a neighbour or adjoining landowner.
The work may involve:

  • Alterations affecting an existing party wall that is shared with your neighbour;
  • A new building or extension on the boundary
  • Excavating near your neighbours' property.

The Party wall Act was introduced to safeguard your neighbours' interests, or if your neighbour is planning to carry out works that may affect your property, your interests.

If you think the Party Wall Act applies to you, you should become familiar with what the Act requires. You should know:

  • Your rights and responsibilities
  • The rights and responsibilities of your neighbour.

The Party Wall Act 1996 came into force on 1st July 1997 and provides a framework for preventing and resolving disputes in relation to party walls, boundary walls and excavations near neighbouring buildings.
