What are the building regulations?
The Building regulations are legal requirements designed to ensure the health and safety of building users. They also take into account energy conservation, and access and use of buildings by people, including disabled people. The regulations themselves are in the form of a 40 page document known as a statutory instrument. This simply states the regulations but doesn't itself elaborate or give guidance on how to comply or meet the regulations.
To give additional guidance, there are a series of approved documents published. These are technical documents which give much more information, diagrams, facts and figures to explain how it is possible to comply.
You can download copies of the current and forthcoming Approved Documents free of charge from the Planning Portal.

The following Approved Documents have recently been amended:-
- Part F - Ventilation (1st October 2010)
- Part G - Sanitation, hot water safety and water efficiency (6th April 2010)
- Part J - Combustion appliances and fuel storage systems (1st October 2010)
- Part L1A - Conservation of fuel and power (1st October 2010)
- Part L1B - Conservation of fuel and power (1st October 2010)
- Part L2A - Conservation of fuel and power (1st October 2010)
- Part L2B - Conservation of fuel and power (1st October 2010)
The following Approved Documents are due for revision / revocation:-
- Part K - Protection from falling, collision and impact (Due 6th April 2013)
- Part M - Access to and Use of Buildings (Due 6th April 2013)
- Part N - Glazing - safety in relation to impact, opening and cleaning (Due for revocation 6th April 2013 and incorporation within the new Part K)
- Part P - New Approved Document P: Electrical safety - Dwellings (Due 6th April 2013)
