Do I need building regulations?

A building regulations application must be submitted before commencing most building work, including internal alterations, even where planning permission is not needed. There are exemptions for many conservatories, porches, sheds, small garages and some other work. Find out if you need building regulations.

The average time to acknowledge an application during May 2013 was just 1.67 days and only 3.91 days to check the plans for Full Plans/Partner applications.

Changes to planning laws

Following the government's announcement on relaxing some of the planning laws, the the LABC (Local Authority Building Control) have explained how this has a bearing on building regulations.

The following Approved Documents have recently been revised / revoked:-

  • Part K - Protection from falling, collision and impact (6th April 2013)
  • Part M - Access to and Use of Buildings (6th April 2013)
  • Part N - Glazing - safety in relation to impact, opening and cleaning (Revoked 6th April 2013 and incorporated within the new Part K)
  • Part P - New Approved Document P: Electrical safety - Dwellings (Due 6th April 2013)
