What do the Fees Apply To?
Fees apply to the following applications:
- Applications for planning permission;
- Applications for approval of reserved matters;
- Applications for consent to display advertisements;
- Certificates of Lawful Use (Please ask for separate details);
- Notifications relating to Agricultural/Forestry Development;
- Notification of demolition of dwelling houses or buildings adj. dwelling houses;
- Notifications relating to Telecommunications Development.
The fees do not apply to any other type of applications. In particular, there are no fees for:
- Applications for listed building consents;
- Applications for Conservation Area consent;
- Applications for consents required by a condition attached to a planning permission and which relate to anything other than a "reserved matter" as defined in the Town and Country Planning (General Development Procedure) Order 1995.
From 6 April 2008 there is a new category of fee payable where a request is made to the Council for written confirmation of compliance with a condition or conditions attached to a grant of permission.
For the purposes of these Regulations the measurement of gross floorspace includes:
- Perimeter wall thickness and projections;
- Areas occupied by internal walls and partitions;
- Columns, piers, chimney breast, stairwells and the like;
- Lift rooms, plant rooms, tank rooms, fuel stores whether or not above the main roof level;
- Open sided covered areas and enclosed car parking areas.
Whereas gross floorspace excludes:
- Open balconies;
- Minor canopies;
- Open vehicle parking areas, terraces and the like;
- Domestic outside WCs and coalhouses;
- Areas with a headroom of less than 1.5m.

Commonly Used Fees including:

Fee Calculator
The Fee Calculator, provided by The Planning Portal (external website), can assist you by working out the cost of any particular planning application. It takes the form of a series of 'yes or no' answers from which data is compiled to calculate the total cost. The fee calculator is a 'standalone' tool and does not have to be used in conjunction with any other portal service.
Please note that whilst every effort is taken to ensure that the fee has been calculated correctly, the determination of whether the fee is correct is the responsibility of Warwick District Council. Once you have submitted an application, the fee will be checked and confirmed whether it is correct.
Commonly Used Fees
Outline Applications (most types)
- £335.00 per 0.1 ha (or part thereof) of site area up to 2.5 ha then £100.00 per 0.1 ha (or part thereof).
- (Maximum fee £125,000.00)
Full applications
- Alterations or extensions to existing dwellings is £150.00 for one dwelling house or £295.00 for two or more dwelling houses.
- Ancillary operations within the curtilage of an existing dwelling house (including the erection of a building), i.e. gates, fences, walls is £150.00.
Erection of dwellings
- £335.00 per dwelling created by the development up to 50 dwellings, more than 50 dwelling houses £16,565.00 and an additional £100.00 per dwelling house.
- (Maximum fee £250,000.00)
Erection of buildings
- Other than dwellings or plant and machinery including building works which create no floorspace i.e. flagpoles, walls, perimeter fencing £170.00 for works creating no floorspace or up to 40m² gross floorspace.
- £335.00 for works creating 40m² to 75m of gross floorspace.
- £335.00 for each additional 75m² up to 3750m2, where development exceeds 3750m2 , £16,565 and then an additional £100.00 for each 75m² (or part thereof).

Erection of buildings for agricultural use on agricultural land
Excluding glasshouses
- £70.00 for works where gross floorspace to be created does not exceed 465m².
- £335.00 for works creating 465m² to 540m² of gross floorspace.
- £335.00 for each additional 75m² up to 4215m2, where development exceeds 4215m² £16,565 and an additional £100.00 for each 75m2 (or part thereof).

Erection of glasshouses and polytunnels for use on agricultural land
Including outline applications
- £70.00 for works where gross floorspace does not exceed 465m²
- £1,870.00 for works creating 465m² or more agricultural floorspace.
Erection, alteration or replacement of plant and machinery
Including non domestic radio masts, non domestic satellite antennae, non domestic telecommunication antennae.
- £335.00 per 0.1 ha of site area, up to 5 ha, then £100.00 for each 0.1 ha (or part thereof).

Car parks, service roads or other access for existing uses
Other engineering or other operations on land (except for minerals and waste disposal)
- £170.00 per 0.1 ha (or part thereof) of site area.

Change of use of a building to use as one or more dwelling units
- £335.00 per additional dwelling created, up to 50 dwelling houses, more than 50 dwelling units £16,565 and an additonal £100.00 for each additional dwelling house.

Other changes of use
Other Fees
Exploratory drilling for oil or natural gas
- £335.00 per 0.1 ha of site area up to 7.5 ha, where the site exceeds 7.5 ha £25,000.00 and an additional £100.00 for each 0.1 ha (or part thereof).

Applications for approval of Reserved Matters
Charged at the same rate as full application using category appropriate to the development as a whole.
For separate applications for different reserved matters, different parts of the site and revised applications not otherwise exempt, by the same applicant, the fee will be at the full rate until the total equals or exceeds the fee which would have been due if one application for all the reserved matters for the whole development had been submitted. At this point all further applications will attract a flat rate fee of £335.00
Telecommunication
Prior determination in respect of the installation of radio mast, radio equipment, housing (over 2cu.m) and public call box.
Agricultural and Forestry Development
A fee is payable in respect of applications/determinations under Parts 6/7 of the General Permitted Development Order.
Demolition of Buildings
A fee is payable in respect of applications/determinations under Part 31 of the General Permitted Development Order relating to the demolition of a dwelling house or building adj. a dwelling house.
Compliance with Condition
Where a request is made to a local planning authority for written confirmation of compliance with a condition or conditions attached to a grant of planning permission.
- Where the request relates to a permission for development which falls within category 6 or 7(a) of Part 2 to Schedule 1, £25.00 for each request
- Where the request relates to a permission for development which falls within any other category of that Schedule, £85.00 for each request
- Any fee paid under this regulation shall be refunded if the local planning authority fails to give the written confirmation requested within a period of twelve weeks from the date on which the authority received the request
Other Applications
Variation or removal of a condition and renewal of unimplemented permission which would otherwise lapse because of time limits.
- £170.00 (if not exempt as a revision within 12 months)
Renewal of a temporary permission
- £170.00 (if not exempt as a variation within 12 months)
Advertisements
- Relating to business on the premises £95.00;
- Advance signs directing the public to a business £95.00;
- Other advertisements £335.00.
Concessionary Fees and Exemptions
- Applications by Parish, Town or Community Councils - Half normal fee;
- Extensions and alterations to a disabled person's dwelling house to improve access, safety, comfort, etc. (this includes works for disabled children) - No fee;
- Works to provide means of access to public buildings for disabled persons - No fee;
- Applications required by reason of an Article 4 Direction - No fee;
- Applications required because of the removal of permitted development rights by a condition attached to a planning permission - No fee;
Revised applications for development of the same character or description on the same site (or part) by the same applicant, within:-
- 12 months of date of Refusal or within 12 months of the making of a subsequently withdrawn application; or
- 12 months of the expiry of the statutory eight week period where an appeal was lodged against non-determination; or
- 12 months of the date of a Grant of permission.
No fee for first re-submission.
Alternative applications for one site made at the same time by the same applicant. (Outline or Full or Reserved Matters)
- Highest of the fees applicable for each alternative and a sum equal to half the rest.
Development crossing planning authority boundaries; requiring several applications
- Only one fee, paid to the authority having the larger site but calculated for whole scheme, and subject to special ceiling.
